1. Where is Utsav located ?

Utsav residential project is located in Marg Swarnabhoomi which is a sez ( special economic zone ) developed by Marg . Marg Swarnabhoomi is situated in a place called Seekinankuppam in Cheyyur Taluk, which is located about 17 kms from Kalpakkam towards pondycherry on the ECR road . The distance from chennai Tidel Park to the site is 75 kms .

2. Can you give us more details about your project UTSAV ?

Utsav residential project will be built in a land extent of 16.4 acres where we are planning to construct 720 apartments in 2 phases . Phase 1 will comprise of 320 apartments which will be completed and handed over by Jun 2011 . We offer you 2 BHK , 2 BHK Plus and 3 BHK apartments ranging between 628 sq ft to a maximum of 1232 sq ft .

3. What is the difference between 2BHK apartment and a 2BHK plus apartment ?

The 2BHK plus apartments are slightly larger in sq ft area than the 2 BHK types . For instance , the 2 BHK types will range between 628 sq ft and less than 800 sq ft whereas the 2BHK types will range between 800 sq ft and 1100 sq ft . There fore if you are looking at a spacious 2 BHK apartment , you could go in for a 2BHK plus type .

4. You have mentioned Rs.8.0 lacs in your advertisement , what is the area and what is the sq ft rate ?

A 2 BHK apartment measuring 628 sq ft will cost you Rs.10.0 lacs with the base price of Rs.1375/ sq ft.

5. What are the extra charges that one has to pay other than the basic sq ft rate ?

We charge other charges of Rs.60,000 / which is collected towards TNEB , Corpus fund and legal charges which is standard for both 2 BHK & 3 BHK types . Other than this , we also charge Township amenity charges of Rs.125000 / for a 3 BHK type , Rs. 100,000/ for a 2BHK plus and Rs.75000/ for a 2BHK type .

6. What are the amenities offered at Utsav ?

At Utsav we offer you a range of amenities which includes

7. Have you received the DTCP approval ? Have you started the constructions ?

We have submitted our plans to the DTCP and we are expecting to get the DTCP approvals within 3 months . We will be starting constructions by Jan 2010 and will be completing & handover the project by Jun 2011 .

8. Is this project approved by any bank for home loans ?

All leading banks have approved the project for home loans .

9 . Will there be appreciation in the project in about 2 years from now ?

If you are interested in purchasing an apartment purely on an investment basis , then this would be the ideal place to invest . The appreciation will happen from the 3rd year when 50% of the sez is developed ,when the light engineering units , educational institutions , hospitals etc becomes functional .

10. My requirement is a 1500 - 1800 sq ft type , do you have apartments in that range ?

If you are looking at a 1500 – 1800 sq ft apartment , we suggest you to combine two 2BHK apartments measuring 897 sq ft each in the same floor.

11. Are there any good schools located within the vicinity ?

Our sez will have Knowledge parks ,we already have Bala Vidhya Mandir residential school which is operational since Jun 09 .Discussions are on to bring in a Singapore based university and HIET of Chennai . Other than knowledge parks we will also have Multi speciality hospitals ,Shopping malls , Wellness centers etc

12. Assuming I buy an apartment today when can I register my apartment ?

The Payment schedule is linked with the progress of construction . As per the schedule , the customer can register his lease deed once he makes 35% of his payments towards his apartment.

13. Is there any other benefit a customer gets as this is a part of the sez development ?

Some of the benefits are as follows

  • The customers pays only 1 % registration fee as the 8% stamp duty charges are waived off as this is part of the sez .
  • The Govt .service tax of 10.30% is also waived as this is a sez .
Other benefits are
  • a.100% IT exemption for a span of 5 years , 50% tax exemptions for 2 yrs and upto 50% of the profits ploughed back for the next 3 yrs under section 10 A of Income Tax act .
  • b. Exemptions from Customs duty and Excise duty
  • c. No license required for import .
  • d. Exemption from Service tax
  • e. Developers get the advantage of 1.8 fsi as against 1.5 fsi for residential projects .

14. Is your apartments constructed as per vaasthu ?

Yes all our apartments are vaasthu compliant. For instance , all kitchen rooms will be located in the SE corner or NW. All Master bedrooms will be located in the SW corner . One other feature is that almost 83% of the apartments are free from west side radiation

15. How many blocks are there and what is the set back area between Apartment Blocks?

Utsav project will have 14 blocks of which 6 will be developed in phase 1 . The distance between the blocks will be approximately 40 feet .

16. Can I modify the internal structure?

The Project has been designed keeping in mind maximum utilization & minimizing dead spaces , the designs are extremely user friendly .We see no need for customization & is a well researched design . If you can drop in to our office , we can show you the fabulous designs of the interiors .

17. What is the provision for power supply?

To provide you with uninterrupted power supply we will set up a DG backup for the Common area for your convenience.

18 . What are the formalities for booking an apartment at UTSAV ?

Once you have chosen your apartment , you need to fill up a booking form and pay an advance of Rs.50,000/ favouring ‘ NEW CHENNAI TOWNSHIP Pvt LTD ‘ . The remaining portion of the 15% less Rs.50,000/ paid should be paid within 30 days from the date of booking the apartment .

19. What are the cancellation charges, if in case if I decide to with draw after making the advance payment of Rs50,000/ ?

We would be deducting 25000 of the advance amount paid to us and the balance would be refunded back to you within 30 days

20 .Does your apartment rooms have proper cross ventilation ?

Yes all the apartments are constructed with proper cross ventilation . Almost 65% of the apartments have get good view .

21. Do all the apartments have a balcony ?

Yes all 2BHK Plus & 3BHK apartments comes with a balcony .

22. .Is your project constructed as per the seismic specifications to withstand earth quake ?

Yes , It is constructed as per Seismic zone -III compliance & Building Standards of India ( BSI )

23. Are lofts provided in the apartments ?

Yes , lofts will be provided in the bedrooms and the kitchen

24.How many covered car parks & open car parks provided ?

Almost 70% of the units will have covered car parks and the rest will have open car parks.

25 . How much is your Maintenance charges ?

Our Maintenance charges will be approximately 80 paise to Rs.1 / per sq ft

26. What all do you cover in your Maintenance charges ?

The Maintenance charges will cover the up keep & maintenance of the entire project which includes land scaped areas , common areas lighting , security of the building & all over all cleanliness and upkeep of the project

27. Why do you collect Corpus Fund ?

The Corpus fund is collected towards the maintenance of the entire project in the event of any repairs or upgrades this fund shall be used . The fund will be maintained in a separate interest bearing account and part of the maintenance will be funded .

28. I am one of your customers of Navratna project. The rate offered to me was Rs.1499/ in April 09 , but now you are charging only Rs.1275/ per sq ft ?

The Specifications is different for both these projects . For instance , Navratna project comes with vetrified tiles whereas in Utsav we give you ceramic tiles and hence the price difference in the rates .

29 . What do you mean by Township amenity charges ?

As you know that our project Utsav is coming up in the sez zone , all support infrastructure & facilities like approach roads ,internal roads , sports zone ,hospitals, schools , shopping areas , offices , fuel stations , roads etc which is essential for a integrated township is developed by Marg , hence we collect the township amenity charges .
